Street Overview

Tucked behind Orchard Boulevard and Tanglin Road, Chatsworth Park sits within District 10 — a short drive from the retail spine of Orchard and the embassies that line Napier Road. Within a kilometre radius lie Orchard Boulevard (TE13), Orchard (TE14) and Napier (TE12) MRT stations. Tanglin Mall and Valley Point are minutes away, while Alexandra Primary School and River Valley Primary School anchor the education belt nearby.

Once home to expatriates working for trading and telecommunications firms in early Singapore, Chatsworth Park still carries traces of that era. What makes it distinctive today is that it isn’t just a Good Class Bungalow area — several homes here are officially gazetted for conservation, preserving a rare link between heritage and high value.

Over the past year the enclave has quietly reaffirmed its ultra-prime standing. A bungalow on Chatsworth Avenue (≈ 8,256 sq ft) was purchased by Mimi Yuliana Maeloa — granddaughter of Indonesian tycoon Eka Tjipta Widjaja — for S$25 million.

Meanwhile, a GCB on Jervois Hill (≈ 15,094 sq ft) was sold for S$58 million to Fuganto Widjaja — grandson of the Sinar Mas founder.

Current listings include one freehold GCB (~9,000 sq ft floor, ~16,000 sq ft land) asking S$43.8 million (~S$2,738/psf) and others ranging from ~S$25 million to over S$100 million (as of October 2025).

A New Chapter

There’s a row of houses here that stopped me the first time I drove past and they’re the work of Guz Architects, a renowned studio led by Guz Wilkinson who has designed homes across Sentosa Cove, Leedon Park,Cluny Hill and many more.

Guz Architects was founded by Guz Wilkinson in 1990, the Singapore-based studio is celebrated for integrating modern forms with greenery and water — blurring the line between indoors and out. Their portfolio includes homes

Their Nathan Road project though not publicly accessible, reflects the same philosophy that defines several builds within the Chatsworth and Bishopsgate belt: quiet luxury anchored in nature.

Financing estimates assume 2 % interest, 75 % loan-to-value (LTV), and a 30-year tenure. Under current MAS guidelines, borrowers up to age 65 may qualify for 75 % LTV. Beyond that, LTV falls to 55 %, and few buyers in this tier pursue full leverage. Most transactions here are concluded with conservative or minimal financing.

Mid (20,000 sqft) S$60,000,000 S$45,000,000 ≈ S$167,000 / month
Trophy (25,000 sqft) S$75,000,000 S$56,250,000 ≈ S$208,000 / month

So, how much does it cost to live on Chatsworth Park?

At today’s levels, a typical 15,000-sqft plot sits between $20 million and $33 million, with trophy-tier land exceeding $50 million.

A street that links embassies to old wealth and orchard trees — quiet from the outside, but every gate tells a story.
